1. Agreement to Terms
By accessing our website (https://filxpatcleaning.ae) or booking our cleaning services, you agree to be bound by these Terms and Conditions. If you disagree with any part of these terms, please do not use our services.
These Terms constitute a legally binding agreement between you (the “Client” or “Customer”) and Fil Xpat Cleaning Services LLC (License No. 1368411), a company registered and operating in the United Arab Emirates.
2. Services Provided
Fil Xpat Cleaning offers professional cleaning services in Dubai, Sharjah, and Ajman, including but not limited to:
- Residential cleaning (villas, apartments, homes)
- Commercial cleaning (offices, restaurants, warehouses)
- Specialized cleaning (deep cleaning, carpet, sofa, mattress, etc.)
- Maintenance services (AC cleaning, handyman, painting, etc.)

3. Booking and Scheduling
3.1 Booking Process
- Bookings can be made via phone, WhatsApp, website form, or email
- All bookings require confirmation from Fil Xpat Cleaning
- We reserve the right to decline any booking at our discretion
3.2 Scheduling
- Service date and time are confirmed upon booking
- We strive to arrive within the scheduled time window
- Delays due to traffic, weather, or unforeseen circumstances will be communicated promptly
- If our team is more than 30 minutes late, clients will be notified
3.3 Rescheduling
- Clients may reschedule up to 24 hours before the scheduled service without charge
- Rescheduling within 24 hours may incur a 25% rescheduling fee
- We reserve the right to reschedule due to emergencies or staff unavailability
4. Pricing and Payment
4.1 Pricing
- Prices quoted are in UAE Dirhams (AED)
- Quotes are valid for 7 days from issue date
- Final pricing may vary if actual property condition differs significantly from initial assessment
- Prices include standard cleaning supplies; specialized products may incur additional charges
- VAT (5%) is applied as per UAE Federal Tax Authority regulations
4.2 Payment Methods
We accept:
- Cash (upon service completion)
- Bank transfer (UAE banks)
- Credit/Debit cards (Visa, Mastercard)
- Online payment through our website
4.3 Payment Terms
- One-time services: Payment due upon completion
- Regular contracts: Payment due as per contract terms (monthly/quarterly)
- A 50% deposit may be required for large commercial projects
- Late payments may incur a 5% monthly late fee
- Unpaid invoices over 30 days may be referred to collections
5. Cancellation Policy
5.1 Client Cancellation
- More than 24 hours before service: Full refund (minus 5% processing fee)
- 12-24 hours before service: 50% cancellation fee
- Less than 12 hours or no-show: 100% cancellation fee (no refund)
5.2 Company Cancellation
If we cancel your booking:
- Full refund of any payments made
- We will attempt to reschedule at your convenience
- No compensation for consequential damages
6. Client Responsibilities
Clients must:
- Provide access to the property at the scheduled time
- Secure valuables and important items before cleaning
- Inform us of any special requirements, allergies, or concerns
- Provide utilities including water, electricity, and adequate lighting
- Remove pets from cleaning areas or secure them safely
- Clear fragile items from areas to be cleaned
- Notify us of any damage or concerns within 24 hours of service completion
- Ensure payment as per agreed terms
Failure to meet these responsibilities may affect service quality and our liability.
7. Service Standards and Guarantees
7.1 Quality Guarantee
- We guarantee professional, high-quality cleaning services
- If you’re unsatisfied with any aspect, notify us within 24 hours
- We will return to re-clean the affected area free of charge (one-time only)
- Guarantee applies only to items included in the service scope
7.2 Service Limitations
We do NOT:
- Clean biohazardous materials or crime scenes
- Handle items requiring specialized licensing (e.g., asbestos removal)
- Guarantee removal of permanent stains or damage
- Clean at unsafe heights without proper equipment
- Work in properties with active pest infestations (pest control required first)
8. Liability and Insurance
8.1 Our Liability
- Fil Xpat Cleaning carries liability insurance as required by UAE law
- We are liable for damage caused by our negligence or willful misconduct
- Claims must be reported within 24 hours with photographic evidence
- Maximum liability is limited to AED 5,000 per incident or the service fee (whichever is less)
- We are NOT liable for:
- Pre-existing damage
- Damage to unsecured or improperly installed items
- Damage caused by following client instructions
- Items not disclosed during booking
- Consequential or indirect damages
8.2 Client Liability
Clients are liable for:
- False or misleading information provided during booking
- Injuries to our staff due to undisclosed hazards
- Damage to our equipment caused by negligence
- Non-payment of agreed fees
9. Property Access and Security
9.1 Access
- Clients must provide access at scheduled time
- If access is not provided within 15 minutes, we may leave and charge the full service fee
- For regular services, clients may provide keys (with signed key release form)
- Keys are stored securely and used only for scheduled appointments
9.2 Security
- Our staff are background-checked and trained
- We are not responsible for loss or theft of items not reported as stolen to UAE police within 24 hours
- CCTV footage (if available) should be preserved for investigation
- We fully cooperate with police investigations
10. Staff Conduct
Our team members will:
- Arrive in uniform with company identification
- Respect your property and privacy
- Work professionally and efficiently
- Follow health and safety protocols
Clients must:
- Treat our staff with respect
- Not request services outside the scope of work
- Not offer additional payment for unauthorized work
- Report any staff misconduct immediately to management
11. Health and Safety
11.1 Our Commitment
- We follow UAE health and safety regulations
- Staff use appropriate protective equipment
- We use eco-friendly, approved cleaning products
- Safety data sheets available upon request
11.2 Client Safety
- Keep children and pets away from cleaning areas
- Avoid walking on wet floors
- Allow proper ventilation after chemical use
- Inform us of any health conditions or allergies
12. Intellectual Property
All content on our website, including text, images, logos, and graphics, is owned by Fil Xpat Cleaning Services LLC and protected by UAE intellectual property laws. Unauthorized use is prohibited.
13. Privacy and Data Protection
Your personal information is handled according to our Privacy Policy. By using our services, you consent to our data practices as described in the Privacy Policy.
14. Force Majeure
We are not liable for delays or failures in performance due to circumstances beyond our reasonable control, including:
- Natural disasters
- Pandemics or health emergencies
- Government restrictions or lockdowns
- Extreme weather conditions
- War, terrorism, or civil unrest
- Utility failures
15. Dispute Resolution
15.1 Informal Resolution
- All disputes should first be communicated to our management
- We will attempt to resolve complaints within 7 business days
- Escalation procedures available upon request
15.2 Mediation
If informal resolution fails, parties agree to attempt mediation before litigation.
15.3 Jurisdiction
These Terms are governed by UAE law. Any legal disputes will be resolved in the courts of Dubai, UAE, or the emirate where services were provided.
16. Amendments
We reserve the right to modify these Terms at any time. Changes will be posted on our website with an updated date. Continued use of our services after changes constitutes acceptance.
17. Severability
If any provision of these Terms is found unenforceable, the remaining provisions remain in full effect.
